The image pricing schedule for by D. Roberts Photography is basically broken down into five categories:

1). Real Estate Photography
2). Commercial Photography
3). Low Altitude Aerial Photography
4). Professional Business Portraits

1). REAL ESTATE PHOTOGRAPHY

This category is for whole-home coverage, to include a full set of interior and exterior images for the expressed purpose of marketing the home on the local MLS, in printed publications, on flyers, in virtual tours, and for any and all other uses on the Internet.

Pricing for real estate images is broken down into two types, based upon the type of photographic techniques uses, i.e. Semi-High Dynamic Range Imaging (Semi-HDRI) and Full HDRI (please see the Difference page for an explanation of the distinctions between the two processes).

Semi-HDRI:
This image pricing schedule is for homes in which the homeowner or realtor wants high quality images, but does not want to pay for Full HDRI that allows for views beyond the home's windows. Details are described in the Semi-HDRI Service section of The Difference page. Please read about the distinction between the two to avoid any misunderstandings. Also, just because a home may fall within these price ranges below does not mean that the Full HDRI is not available. If you want the Full HDRI, no matter what your home's list price, please read below for image pricing information.

Homes up to $199,999 = $175.00
$200,000 to $299,999  = $200.00
$300,000 to $399,999  = $250.00
$400,000 to $499,999  = $300.00
$500,000 to $599,999  = $350.00
$600,000 to $999,999  = $400.00
$1,000,000 and up       = Negotiable

Full HDRI:
This process if for homes with exterior views that need to be seen from the interior of the home looking out. Examples include; golf front or golf view, mountain view, water front or view, etc., or other special features that require the extra care of this top-of-the-line photographic treatment.

If you've read the Difference page on the this website, then you'll already know that actual location photography accounts for just about one-sixth to one-seventh of the total time spent to get the final, finished image set with HDRI photographs. So as you can see, it is a time-consuming process.

Our pricing needs to reflect the volume of time spent to achieve these kind of results. Therefore the pricing for Full HDRI is based on the home's square footage, rather than listing price; and that price is $0.125 per square foot. For larger homes of 6,000 sq.ft. or more, there is a price break to usually $0.10 per square foot, since often there may indeed be more square footage, but not necessarily much more imaging and editing work involved. It will depend on the home and is negotiable based on the circumstances.

Re-Shoots:
Some home shoots require that different exterior shots of the home be shot at different times of the day to maximize exposure to the sun for the best possible image. That usually means, for example, shooting the home's front and interiors in the morning, then returning in the afternoon to shoot the back of the home. Additionally, sometimes weather conditions mean a home's interiors (depending on the home) can be shot on partly cloudy days, but the exteriors need to be shot on another, sunny day. In any event, there is no extra charge for these sorts of return trips; because as a client, you're being guaranteed a full set of home images, inside and out. If it takes more than one trip, or even more than one day, to shoot in order to fulfill that obligation, then so be it - there is NO extra charge.

However, if the full set of home photos have been made available for download and that initial obligation has been fulfilled, and if D. Roberts Photography is called out to go and do re-shoots of a home - interior, exterior, or both - then there are additional charges for these re-shoots. Reasons for re-shoots vary from new roofs or landscaping, etc., to new paint, furniture, or any sort of re-staging or remodeling projects that have been completed after the initial photography was completed and made available for download. There is a $25.00 minimum fee for up to two photographs. Three or more photographs are $10.00 for each Semi-HDRI shot and $15.00 is charged for each Full HDRI shot.

Neighborhood Amenities Photos:
For homes shot that are located in association neighborhoods that have community amenities such as pools, tennis courts, playgrounds, picnic areas, gazebos, fountains, falls, etc., up to five amenities images will be included upon request at no extra charge, IF they can be shot on the same day that the home's exterior images are captured (recall, sometimes that's on the same day that interiors or shot, or not, depending on the weather). In other words, if a return trip has to be made just to shoot amenities, then the same rates as Re-Shoots apply that are at the end of the paragraph above. For six or more images, or for those images that are purchased and paid for separately (or even on the same invoice, but as a separate line item) from the home shoot, then as with the home shoot, those images are yours exclusively (DRP still retains the rights to use for self-promotion, regardless). However, if the images were included free of charge as a value-added inclusion, then DRP retains the rights to re-use the images on other listings shot in the same neighborhood, regardless of who the listing agents may be.

2). COMMERCIAL PHOTOGRAPHY

Image pricing for Commercial Photography is based upon a rate of $150.00 per hour with a one hour minimum for location work, and $100.00 per hour thereafter, in half-hour increments. There are no half-day or whole-day minimums. You pay only for the time spent capturing the images. If post-production is required on those photographs, a rate of $50.00 an hour is charged (also, in half-hour increments) to achieve the HDRI images as explained on the Difference page, or to retouch and edit to correct and/or remove unwanted elements in the composition and is added to the final total of the price of the images.

3). LOW ALTITUDE AERIAL PHOTOGRAPHY

As described on the Aerials page, images captured using using the telescoping camera mast are charged exactly as the Commercial Photography rate above of $150.00 per hour, with a one hour minimum. Generally, though, no more than one hour is needed to set up, shoot, and take down the mast. Basic post production work to do minor touch-up and color and level adjustments is included in the price. If more extensive post is needed, then the same commercial rate of $50.00 per hour applies (in half-hour increments) and is added to the final total price of the images. If D. Roberts Photography has been contracted to photograph a home for either the Semi-HDRI or Full HDRI package, and a Aerial is needed or wanted, then the up-charge for that is only $100.00 added to the price.

4). PROFESSIONAL BUSINESS PORTRAITS

Image pricing for business portraits is based on a flat rate $100.00. This includes whatever retouching post work that is needed to achieve a pleasing likeness. If multiple portraits of the same person in different wardrobes are required, or if multiple individuals need to be photographed at the same location, then a discount applies, depending on the number of clothing change photographs and/or individuals photographed. SALES TAX

According to Tennessee Code Section 67-6-102 as amended by Public Chapter 1106, individual digital photographs that do not impart an impression of motion when viewed successively and are products that are electronically transferred to the purchaser or accessed electronically by the purchaser are not subject to state or local sales taxes if they are downloaded from the Internet. Other photographic products and web based services such as prints and image discs do fall under the Tennessee Tax Code as taxable services. So unless the prints and discs are being purchased for resale and a valid Tennessee Resale Certificate number is provided, a sales tax rate of 9.25% will be applied to the invoice for those specific products and services.

MILEAGE & OVERNIGHT ACCOMODATIONS

For all photography services within a 50 mile radius of West Knoxville, there is no charge for mileage traveled. For location work beyond this distance, a rate of $0.50 per mile will be charged from the 50 mile mark out and back to that point.

If location work away from the Knoxville area requires an overnight stay, then the person or business contracting the work will be charged for the accommodations, with the agreement that the lodging sought and procured by D. Roberts Photography will be classed as "economy."

WHAT YOU GET

For Real Estate Photography, the person or business requesting the images will receive a full set of high resolution, processed, and enhanced digital images to download from the D. Roberts Photography website. There is no limit on the number of photographs provided. Some real estate photographers in other locales offer picture packages of a fixed number – usually a low count – at deceptively cheap rates. However, the home is also generally not fully represented. D. Roberts Photography provides you with FULL coverage of the home with a complete set of high quality digital images for the agreed upon, quoted price, whether Semi-HDRI or Full HDRI.

In addition, those same images will be provided for download as scaled down to the required MLS size of 72 pixels per inch, and 900 pixels wide. If you are using another virtual tour company, then the images can be formatted to fit the predetermined size and dimension specifications of the tour provider. Additionally, if requested, specific images can be sized and cropped to your specifications to fit flyers and/or other print publications - all at no extra charge.

For Commercial work, the business requesting the images will receive the full set of high resolution, processed and enhanced, digital images to download. Resizing and format changes can be requested to accommodate individual needs at no charge. Some commercial clients require high quality photo prints of their images; so for photo printing services, the size and quantities of prints will be determined on an individual basis and charged at the current market rate plus the Tennessee sales tax.

As with commercial photography, for Aerials you will receive a full set of high resolution digital images, formatted and sized as requested at no charge, and prints are available at the current market rate plus sales tax, as well.

As explained on the Business Portraits page, we start out by coming to your location to shoot the photographs. So we shoot on your schedule. Additionally, with portraits, there is usually a good deal of retouching post work done in Photoshop. This is all included in the price of the image(s). And as described on the Portraits page, the subject extraction from the background (if desired) and multiple sizes and formats are also all included in the price.

For all photographs, the final, digital images are downloaded from this website using a link sent via e-mail.

Finally, YOU WILL RECEIVE ALL RIGHTS TO THE IMAGES. Some photographers grant limited use rights for the images they capture, but maintain final control for themselves. There is considerable controversy amongst many photographers with opposing views on this subject; but rest assured, if you've paid for the images, then they are yours. Upon receipt of payment, you will be provided with a signed document releasing the copyright and other rights to the images, with the single exception of the right for D. Roberts Photography, Inc. to use the images for self-promotional purposes.

TURNAROUND TIME

For real estate photography, depending on the size of the home and number of estimated images, we reserve two business days as the time necessary to do the post-production processing. For larger homes, that number can be extended to three business days. These time estimates are for photography and photo editing only. However, given our current heavy workload, even though the edit your home's photos may take two to three days, where that editing session falls in our post--production work schedule can mean that final delivery may take a little longer. At the completion of the location photo shoot, the contracting person will be notified of when they can expect the link to download the images. All services are provided on a first-come, first-serve basis, and are subject to being started and completed within the time limitations of the DRP booking calendar. Demand for photography is high, so a wait is to be expected. For realtors, please take this into consideration during your listing process and call as early as possible to book. Commercial, Aerials, and Business Portrait imaging turnaround time will be determined on a case by case basis, and the contracting person will be notified at shoot-end what the estimated time of completion will be.

PAYMENT

Once photo editing has been completed, you will be sent an e-mail with an attached invoice and a full set of small, low-resolution images that will be watermarked, and therefore are only provided as REVIEW images. D. Roberts Photography, Inc. at this point still holds the copyright; so public use of the images is prohibited. Additionally, for Realtors, it is a violation of NAR, TAR, and KAARMLS rules and is subject to a $250 fine.

Payment is due upon receipt of the post with the invoice and review images. Payment can be made in the form of cash, check, or money order. Additionally, payment can be made by credit card or bank transfer on the Internet via the trusted PayPal service. If you choose this option, you will be sent an e-mail from PayPal with a link to the secure PayPal site where you can pay for the images, etc. There is no up-charge for using PayPal. Using this service means that release of your images is instantaneous once we receive the "Payment Received" notification from PayPal.

For Realtors, if you choose the check option you can send the check via the USPS, or you can pay for the images the day of the shoot by either handing off the check in person if we're meeting on-site, or by leaving it at the home and notifying us of its (out-of-sight) location. The option is yours; but keep in mind that mailing a check will take the most time and delay release of your listing images.
